25 ChatGPT Prompts for Real Estate Listings (Copy-Paste)
Most agents write the same listing four or five times: once for the portal, once for the brochure, then again for WhatsApp, email and Instagram. These 25 copy-paste ChatGPT prompts (they also work in the free versions of Google Gemini and Microsoft Copilot) turn one fact sheet into every version you need in about 15 minutes.
Replace anything in [brackets] with your details. AI drafts, you decide: always check every fact against the mandate and the seller's disclosures before you publish. Never paste ID numbers, finance details, offers or anything about a buyer's or seller's personal circumstances into AI tools.
Listing descriptions
-
Write a property portal description from these facts only: [paste fact sheet: type, bedrooms, bathrooms, size, erf/lot size, parking, features, suburb]. 150–200 words, warm but factual, no invented features, end with a call to book a viewing.
-
Shorten this listing to a mobile-first blurb of under 60 words that leads with the strongest feature: [paste listing].
-
Rewrite this listing in an upmarket, understated tone for buyers in the [price band] range. No clichés like "nestled" or "boasting": [paste listing].
-
Rewrite this listing for first-time buyers. Explain features in plain language and mention [transport/schools/amenities] only if they appear in my notes: [paste listing].
-
Turn these messy viewing notes into a clean bullet list of features, grouped into Inside, Outside and Location. Flag anything that sounds like an assumption: [paste notes].
-
Give me 10 headline options for this listing, each under 60 characters. Mix benefit-led, feature-led and lifestyle styles: [paste key facts].
-
Write a short open-house invitation paragraph for [date] from [time] to [time] at [suburb, no street number]. Include parking and what to bring. Max 60 words.
-
Draft a "What the sellers love about this home" paragraph from these seller notes, in their voice, for them to approve before we publish: [paste notes].
One listing, every channel
-
Write a just-listed WhatsApp or SMS message for my buyer database: [key facts], price [price], viewing link [link]. Max 45 words, no emojis overload.
-
Write a short email to my past clients and sphere announcing this new listing, asking if they know anyone who might be interested. Friendly, under 120 words: [key facts].
-
Write 3 Instagram captions for this listing with a clear call to book a viewing and 8 relevant local hashtags for [suburb/city]: [key facts].
-
Write a Facebook post for this listing that works for a local community group, without sounding like an advert. Under 100 words: [key facts].
-
Write a 30-second Reel or TikTok script walking through this property room by room, with on-screen text for each shot: [room list and features].
-
Adapt this listing for buyers relocating from [country/region]. Explain local terms like [levies/HOA/rates] simply and do not add any amenities that aren't in the original: [paste listing].
Pricing and compliance-aware rewrites
-
Review this listing for overclaiming. Highlight any phrase that could be misleading (for example "best in the area" or "guaranteed growth") and suggest factual replacements: [paste listing].
-
Check this listing for wording that could be seen as discriminatory or as steering buyers, such as describing who the home is "perfect for" by age, family status, religion or ethnicity. Suggest neutral rewrites: [paste listing].
-
Rewrite this listing after a price reduction from [old price] to [new price]. Make it fresh and confident, not desperate, and give me a one-line "new price" social post too: [paste listing].
-
Turn these comparable sales into simple talking points for my seller meeting. Present them as market evidence, not a formal valuation: [paste comparable sales: address area, size, sale price, date].
-
Give me 5 calm, honest responses for when a buyer says "this is too expensive for the area", using these facts about the property and recent sales: [paste facts].
-
Write a "coming soon" teaser for this property that builds interest without giving a price or anything the seller hasn't approved. Max 50 words: [key facts].
Speed workflows
-
I'll paste a transcript of a voice note I recorded during the viewing. Turn it into a structured fact sheet (type, rooms, sizes, features, condition, location notes), then write a 150-word portal description from it: [paste transcript].
-
Write this listing in 3 different styles (factual, lifestyle, luxury) side by side in a table so I can choose: [key facts].
-
List the 8 search phrases a buyer would most likely type to find this property online, then show me where to work 3 of them naturally into the description without keyword stuffing: [paste listing].
-
Write a neighbourhood paragraph for [suburb] using only facts I give you here: [paste facts about schools, transport, shops, parks]. Don't invent distances or names.
-
Give me a final checklist to review an AI-written listing before publishing: facts, measurements, price, seller approval, photos, compliance wording and contact details.
Tips for better results
- Start from a fact sheet: the more facts you give, the less the AI fills gaps with guesses.
- Give your market and tone: suburb, price band and the type of buyer you expect, without describing them by protected characteristics.
- Ask for 3 versions and combine the best lines.
- Keep a prompt note: save your best prompts in your phone's notes app for one-tap reuse.
- Turn off chat history or training in your AI tool's data settings if you work with client notes.
Frequently asked questions
Can ChatGPT write real estate listing descriptions?
Yes. ChatGPT, Gemini and Copilot can write a solid first draft from a fact sheet in seconds, plus shorter versions for WhatsApp, email and social media. You still need to check every fact, measurement and feature before you publish, because AI can invent details that aren't in your notes.
Is it safe to paste property addresses and client names into ChatGPT?
Keep it to what the listing needs. A suburb and property facts are fine, but leave out street numbers before the seller approves them, and never paste ID numbers, finance details, offers or personal circumstances. That keeps you in line with privacy laws such as POPIA, GDPR and CCPA.
Will AI-written listings break fair-housing or advertising rules?
They can if you don't review them. AI sometimes describes who a home is "perfect for" or overstates features. Use prompts 15 and 16 to check the wording, and follow your local property advertising and fair-housing rules before publishing.
Do I need ChatGPT Plus to use these prompts?
No. The free versions of ChatGPT, Gemini and Copilot handle all 25 prompts in this guide.
